GENERAL RULES
- Pets are not allowed
- Only the guests listed on your reservation are permitted
- Large gatherings or events exceeding occupancy must be pre-approved and may incur additional fees
MID-STAY CLEANING
- We offer mid-stay cleaning for an additional fee upon request and subject to availability
HOT TUB GUIDELINES
- Replace the cover after use to maintain cleanliness
- Rinse off before entering to keep the filtration system functioning optimally
TRASH & WILDLIFE SAFETY
- Please dispose of trash in tied bags inside bear-proof cans and ensure the doors are shut
- Please limit your trash to 6 bags
- Do not leave food in cars to avoid attracting bears
TRASH PICKUP & FEES
- We understand that larger groups and longer stays may generate additional trash. This home includes 10 trash bags per stay. If you anticipate having more than 10 bags, please reach out to us and we’ll be happy to help coordinate an additional trash pickup, which may apply a small fee.
Please note that excessive trash may result in an additional fee once the bear bins are full or if there are more than 5 trash bags left outside the bear bins, as the county charges per pickup.

- Changes to reservations are not accepted after 24 hours of booking
- Guests must be 25+ years old to book
- Hibernation Station resort community/HOA in Pigeon Forge.
- Unfortunately, no refunds will be issued for circumstances beyond our control, including inclement weather, health-related issues, or other unforeseen/extenuating circumstances. We highly suggest purchasing travel insurance.
