We stock the home with starter supplies to get you comfortably through your first day or two — toilet paper, hand soap, shampoo, conditioner, body wash, dish soap, dishwasher and laundry pods, paper towels, and trash bags. For longer stays or larger groups, you may want to grab a few extras. Lindsay's Market is about 5–6 minutes away. If you run short or can't find something, just message us — we're always happy to help!

Our property is located on beautiful Douglas Lake. Please note that Douglas Lake is a seasonal, managed lake, and water levels can vary throughout the year depending on the season, weather, and lake operations.
Water levels are typically highest from May through August, may begin to drop in September, and are often lower from October through March. Because of this, the shoreline, water access, and overall lake appearance may look different than shown in listing photos depending on the time of your stay.
We always want to be transparent so guests know what to expect before arrival. While the lake views and peaceful setting can still be enjoyed year-round, full water access is not guaranteed at all times.
Lake levels are managed by the Tennessee Valley Authority (TVA) and may vary by season, weather, and TVA operations. Water levels may be higher or lower at different times of the year. For the most up-to-date lake conditions, guests may check Douglas Lake water levels through the official TVA Lake Info app or TVA’s Lake Levels website prior to arrival
Lake levels are outside of host control and are not grounds for refund.

GENERAL RULES
- There is a $250 Pet Fee for up to (2) pets (cats or dogs under 70 lbs)

MID-STAY CLEANING
- We offer mid-stay cleaning for an additional fee upon request and subject to availability
HOT TUB GUIDELINES
- Replace the cover after use to maintain cleanliness
- Rinse off before entering to keep the filtration system functioning optimally
TRASH & WILDLIFE SAFETY
- Please dispose of trash in tied bags inside bear-proof cans and ensure the doors are shut
- Please limit your trash to 6 bags
- Do not leave food in cars to avoid attracting bears
TRASH PICKUP & FEES
-Unfortunately, we’ve experienced some abuse around trash which puts a strain on our team. To help with this, we’ve implemented a trash policy.
Thank you for your understanding and adhere to it:
Guests are allowed up to 6 bags of trash per stay without a fee. Anything beyond that will result in a $50 trash fee.
BOOKING DETAILS
- Changes to reservations are not accepted after 24 hours of booking
- Guests must be 25+ years old to book
- Unfortunately, no refunds will be issued for circumstances beyond our control, including inclement weather, health-related issues, or other unforeseen/extenuating circumstances. We highly suggest purchasing travel insurance.
